The new cold-chain warehouse includes a steel portal frame structure with metal deck roofing and insulated panel walls and ceilings. The warehouse is split into three separate tenancies that share a common recessed loading dock. Two of the tenancies have a mezzanine constructed from structural steel hanging from the steel rafters above. By suspending the mezzanines from above there is no requirement for steel columns beneath where their installation into a cool room would create a risk of thermal breach.

Each tenancy has full wet fire protection above and below the ceiling and they each contain multiple cool rooms, with one tenancy having a freezer in addition. A common amenities building is connected to the warehouse, where the low voltage power room and communications room are also situated.

Market City stayed operational throughout the construction period, which required careful planning of large construction deliveries to ensure no impact on the facility users.

This unique project was handed over to the client and the three tenants more than two weeks ahead of programme – a key client benefit for those in the commercial leasing and retail sectors.
